Visitors can explore the walled garden with seasonal planting, glasshouses and features like the Laburnum Walk, as well as woodland trails such as Burnside Walk and Major’s Walk. Activities include nature trails, wildlife spotting, fishing on the River Tweed and estate lochs, an 18-hole putting green and pétanque, along with facilities like a café, gift shop and holiday cottages. The estate also features historic landmarks like the 17th-century dovecot, arboretum, duck pond and opportunities to explore the wider Tweed Valley. 

Garden entry costs £8.50 for adults and £7.50 for concessions, while children under 12 enter free and guided garden tours cost £10. Fishing prices include £26 for a half day or £30 for a full day, with bait fishing at £10 and optional rod hire at £5.

  • Fishing on the River Tweed: Kailzie Fisheries offers both stillwater and river fishing in a setting deeply connected to the surrounding countryside. The estate’s lakes provide calm waters for loch fishing, while access to the River Tweed offers opportunities to fish for trout, grayling, salmon and sea trout.
  • A Round on the Putting Green or a Game of Pétanque: Our 18-hole Gardener’s Putting Green is a lovely way to enjoy the outdoors during your stay. Suitable for all abilities, it’s perfect for a gentle round of golf, practicing your putting skills, or a bit of friendly competition with family and friends. You can also try Pétanque on our dedicated rinks. Similar to lawn bowls or crown green bowling, players take turns throwing metal boules towards a smaller target ball, making it easy to pick up and great fun for all ages.

  • Loch Fishing: Peaceful loch fishing set within the Kailzie estate. Bank fishing available. Ideal for individuals, families, and small groups. A relaxed outdoor experience focused on enjoyment, not numbers. 
  • River Fishing: Two mile private stretch of the upper Tweed. Fishing permits available at seasonal prices. Rod hire, ghillie and guide services available on request. 
  • Bait Fishing: Come and catch your first fish on the bait pond. Children and families are welcome to fish for trout and take home their catch, subject to availability on the day. All fish caught must be taken home, prices are by the lb and are variable.

  • Food & Drinks: Courtyard Café is a relaxed place to refuel and enjoy good food in beautiful surroundings. The café serves carefully made espresso coffee alongside classic brunch dishes, generous lunches and a daily counter of cakes and home baking. 
  • Cottages: Kailzie Estate’s cottages offer character, comfort and a strong sense of place, giving guests a welcoming base from which to explore Peebles, the Tweed Valley and the wider Scottish Borders. Each cottage is built in traditional stone and has been sensitively updated with modern facilities, warm interiors and views of garden or countryside.

  • A Garden to Wander and Enjoy: At the heart of Kailzie lies the walled garden, enclosed by original eighteen foot walls built in 1811. Inside, the world feels softer and stiller. Paths wind through herbaceous borders, copper beech hedges and seasonal planting that shifts gently throughout the year. A sundial by A. Adie of Edinburgh stands at the centre, quietly marking the passage of time.
  • Enduring Landmarks: Among the Estate’s oldest surviving features is the seventeenth century dovecot, a quiet stone presence that has witnessed generations come and go. Nearby stands the remarkable Kailzie Larch, planted in 1725 and now one of the oldest surviving European larches in Scotland. These landmarks offer tangible links to the past, anchoring the Estate’s story in living history.
  • Woodland and Wildlife: Beyond the garden walls, woodland paths invite exploration. The Burnside Walk follows the Kailzie Burn, while Major’s Walk leads to open lawns and the quiet duck pond, where reflections ripple across the water. The wider arboretum is among the most significant in Scotland, home to champion trees and rare species planted over generations.   • By Car: Kailzie Estate is located just east of Peebles in the Scottish Borders and is signposted from the A72 and B7062. There is a bike rack in the courtyard and owners leave them at their own risk. We have easy free parking for all of our visitors and provide bike racks for cyclists. There are fast EV charging points available at the BP garage in Peebles.
  • By Bus: X62 bus from Edinburgh and Galashiels stops in Peebles. A taxi rank is available at the bus terminus. 5 minute journey.
  • By Train: Train station at Galashiels with direct links to Edinburgh
